Villas in the Tremezzina
The Tremezzina is the stretch of Lake Como's west shore that takes in Tremezzo, Lenno, Mezzegra and Ossuccio, looking across the water to Bellagio. It's home to two of the lake's most famous gardens, Villa Carlotta and Villa del Balbianello, and to some of its most admired lakefront villas.

What staying in the Tremezzina is like
For villa guests it's a natural base: central on the lake, with ferries to Bellagio, Varenna and Menaggio, and a string of small lakeside villages linked by a walking path along the shore.
Days here are gentle. A morning in the gardens of Villa Carlotta, a boat across to Bellagio for lunch, a swim from the villa's own platform in the afternoon. The Greenway del Lago di Como, a walking route along the old paths between the villages, makes it easy to explore on foot.
Just offshore from Ossuccio sits Isola Comacina, the lake's only island. On the Lenno side, the wooded Lavedo peninsula holds Villa del Balbianello, one of the most photographed villas in Italy.

Choosing a villa
Worth knowing before you choose
- True lakefront villas, with a garden, dock or swimming platform on the water, are the most sought after and book early for summer.
- The lakeside road is narrow and busy in high season. Some villas have their own parking; many don't. Ask.
- Hillside villas trade direct lake access for views, privacy and usually a pool.

- The azaleas and rhododendrons at Villa Carlotta in bloom, and a calm, fresh lake.
- June to August
- Warm days, swimming in the lake and the busiest months for villas.

- Golden light, quieter villages and excellent walking weather.

Getting there and around

- Milan Malpensa (MXP) is typically around an hour and a half or more by car, depending on traffic.
- Ferries connect Tremezzo and Lenno with Bellagio, Varenna and Menaggio. A private boat for the week is the most enjoyable way to get around.
- Many lake services, including some ferries, restaurants and garden openings, reduce hours outside the main season.
