True beachfront villas, the kind where you walk from the garden onto sand, are rarer in the Mediterranean than most people expect. Much of the coast is protected, rocky or built up. The villas that do sit directly on a beach are in high demand.

The good news is that there's more than one way to be by the sea. Private rock platforms with ladders into the water, gardens that run down to a quiet cove, and villas a five-minute walk from a beach can all feel like the trip you had in mind. We'll ask what matters most, then search accordingly.

What to consider

  1. 01

    Beachfront, waterfront or walk-to-beach

    We use these terms carefully. Beachfront means direct access to a beach. Waterfront means on the sea, often with rocks or a jetty. Walk-to-beach means just that, and we'll tell you how far and how steep.

    Sand or rock

    Much of Greece, Croatia and the Amalfi Coast has pebble or rock beaches with very clear water. Sandy beaches are more common in Sardinia, parts of Puglia, the Algarve and some Greek islands. It's worth deciding which you prefer.

    Public beaches

    In most Mediterranean countries beaches are public, so a beachfront villa rarely means a private beach. It does mean a short walk, and often a quieter stretch of sand in the early morning and evening.

    Wind and exposure

    Some coasts are windier than others, and in the Cyclades the summer meltemi can make north-facing beaches rough. A sheltered bay can matter as much as the distance to the water.

Do beachfront villas come with a private beach?

Rarely. In Italy, Greece, Spain, France and Portugal most beaches are public by law. A beachfront villa gives you direct access and proximity, but you may share the beach itself.

What's the difference between beachfront and waterfront?

Beachfront means the villa opens onto a beach. Waterfront means it sits on the sea, often with rocks, a platform or a small jetty rather than sand. We'll always describe which one a villa actually is.

Are beachfront villas more expensive?

Typically, yes. Direct sea access is limited and books early, particularly for July and August. Walk-to-beach villas can offer much of the experience with more choice.
