How to Book a Holiday Villa Safely (and Avoid Rental Scams)
Fake listings and payment scams are common in villa rentals. How to spot the warning signs, what to check before you pay, and how to book a villa in Europe with confidence.

Villa rental scams are a real problem. The pattern is familiar: beautiful photos, a price a little too good, a friendly owner who suggests paying by bank transfer to secure the dates. Then, on arrival, the villa belongs to someone else or doesn't exist. Large payments and long booking windows make villas an attractive target. A few simple checks protect you.
Warning signs
- The price is well below similar villas in the same area and season.
- You're asked to pay by bank transfer to a personal account, by money-transfer service or in cryptocurrency.
- You're pushed to move off a booking platform to 'save fees' or deal directly.
- There's pressure to pay quickly because 'another family is interested'.
- The contact avoids calls or video, or can't answer specific questions about the house.
- The website is new, has no verifiable company details, or imitates a well-known brand.
What to check before you pay
- Run a reverse image search on a few of the photos. Stolen listing photos often appear on other sites under different names.
- Confirm who you're contracting with: a named company or owner, with an address and a written rental agreement.
- Look for registration numbers. Many destinations now require holiday rentals to be registered. Italy, for example, requires listings to display a national identification code (CIN), and the Balearic Islands require a tourist license number.
- Ask for a live video walkthrough if you're dealing directly with an owner.
- Read the payment schedule and cancellation terms in writing before paying anything.
Pay in a way that protects you
Credit cards generally offer the strongest protection if something goes wrong. Be very cautious about bank transfers to individuals, especially abroad, as they're difficult or impossible to recover. A reasonable deposit followed by a balance closer to arrival is normal. Paying everything many months ahead, to a personal account, is not.

If something feels wrong
Stop, and don't send more money. Contact your card issuer or bank straight away, report the listing to the platform where you found it, and keep every message and receipt. It's always better to lose a villa you liked than to pay for one that isn't real.
